THANISANDRA – THE NEXT BIG SUBURB

Thanisandra, located at the Northern Suburban area of the Silicon Valley of India, has become one of the real estate hotspots of the city. With Bangalore getting crowded every day, people are looking for and moving into housing projects in the suburban areas. With a shift to developed suburbs cropping up, many real estate companies have launched in suburban areas such as Thanisandra, KR Puram, etc. Demand for 2&3 BHK apartments and flats in Thanisandra has gone up mainly due to its close proximity to Manyata Tech Park and also because the area is well-connected to Nagavara Circle, making Thanisandra a better option for those seeking affordable and mid-range housing.

CONNECTIVITY

If we talk about connectivity, Thanisandra is well-connected to almost all the major regions of the city, thanks to BMTC bus services. Yeshwanthpur Railway Station is a mere 11 kilometers from Thanisandra which is a huge help for its residents. Another great factor is that most of the major railway stations of Bangalore like Yelahanka Railway Station, K R Puram Railway Station, City Railway Station, Cantonment Railway Station are within 20 km radius. Thanisandra is located approximately 27 kilometers from the Kempegowda International Airport which is not much if compared to other suburbs.

Another infrastructure project that will increase the connectivity of the area is the proposed 72 km Metro Rail Phase 2. The line is planned to connect the North-South Corridor between Nagawara and Gottigere. This Metro line will easily connect the region to M G Road, Vellara Road, Shivaji Nagar and other important places of commerce. Once the metro rail line materializes, access to places like Whitefield, Majestic, and other bustling spaces will become even easier.

INFRASTRUCTURE

Not just in connectivity, Thanisandra Main Road will is set to be developed through additional infrastructure additions that will beautify the area and make it more convenient. It is estimated that an investment of Rs. 292 Crores will be used for the improvement of ORR, this will enhance the accessibility of Thanisandra to the Southern, Eastern and Western regions of the city. Another infrastructure development is the creation of an alternate arterial road to the airport from Thanisandra. More monetary benefits are planned for the area with the State Cabinet sanctioning close to Rs.31.50 Crores to the development of certain roads in the region including Thanisandra Main Road, a link road to the airport that passes through Nagawara Junction and Mylanahalli village.

TECH HUB

Thanisandra’s close proximity to major IT hubs of the city such as Electronic City (13 km), Koramangala (22 km), and Whitefield (22 km), is a huge plus point for its residents. Thanisandra is a mere 3 kilometers from arguably the biggest tech park in Bangalore, Manyata Tech Park which houses over 40 companies with more than 1.5 lakh employees on board. Other than that, the suburb is just 15 kilometers from KIADB Industrial area. All this puts Thanisandra at the center of all major employment hubs of Bangalore. Thanisandra Main Road is in the news for its expansion and also for the upcoming commercial zones.

EDUCATIONAL INSTITUTIONS

Not just connectivity and workplace opportunities, Thanisandra Main Road is a great place for families, since it has many renowned schools and colleges along its periphery. Prestigious schools like Rashtrottana Vidya Kendra, Euro School, Delhi Public School, Vidhyashilp Academy, Ryan International School, Canadian International School, Mallya Aditi, Kendriya Vidyalaya RWF fall within a 10 km radius and thus ensure families with children do not have to look too far to have the best education. Of course, many colleges also fall within this area including Diana College, Karnataka College, KNS Engineering College, ICICI Manipal Academy, Reva Institute of Technology & Management and Brindavan College of Engineering.

If the recent price trends and all the above points are taken into account, Thanisandra is up for appreciation real soon. The housing projects in the region will also appreciate quickly and the rental income to be amassed from these projects is also high. If you are thinking of investing in real estate in Bangalore,  Thanisandra Main Road is the way to go.
